Enter The Builder

Its time to find that builder! Unless you intend to do all the work your self you will with the "self manage" and "supply and fit" options have to deal either with your own contracted builder or your conservatory suppliers builder.

Make sure that you feel comfortable with the contractor or builder your employing because he will have a significant role in your new conservatory. Remember the builder or contractor doesn't have to live in the conservatory, YOU do. Try and imagine what it would be like dealing with this person if there where some difficulties. Few large building projects proceed without at least a few challenges! Trust is important, would you be able to trust this person around your home whether you are in or not? Does he seem sincere? You MUST think about this. Make sure you are fully happy with the builder before you proceed and make sure you choose wisely! Below are a few notes that will help you choose the right builder for your project.
  1. When considering a builder/contractor take a look at their previous work even if it takes extra time and inconvenience to do so. Perhaps you could ring a couple of people he has done work for, ask them a few question about the quality of his work. Did they show respect and consideration for others including the neighbors? Did they clean up at the end of each day?


  2. Please note that with not all building jobs going completely to plan, you should ask if the referee would use the contractor again. This should tell you everything you need to know.


  3. Has the builder been able to pay his subcontractors and suppliers on time? If he hasn't then there might be delays or financial problems. If possible ask around local trades and businesses that the builder use. If your project is particularly large (over £10,000) it is not unreasonable to ask the builder for a financial reference.


  4. The builder should carry public liability insurance plus employer's liability and builders risk where applicable. Request written verification from the builder of this with copy certificates.


  5. Probably the best way to find a reliable builder is to ask friends and families about which builders they would recommend.
